Why do you need an experienced real estate agent when buying a new home?

When you buy an existing home, what you see is what you get. Option choices are not a consideration in a resale transaction, but are key to a new-home purchase. If you are looking to buy new construction what you see in a builder’s furnished model often does not resemble what you get. Models homes tend to be a high-end version of the standard home and builders love to show off many of the stellar upgrades they offer such as: the state-of-the-art kitchen, hardwood flooring, room extensions, crown molding, built-in outdoor kitchens, spectacular views, tantalizing swimming pools - you get it, the list goes on and on. Even a few “extra” options can add substantial costs to the advertised base price of the home. In addition, size of lot, view, rear exposure are all considerations many builders add in to often hefty lot premiums which are not reflected in the base price. When all of these potential costs are added in, the advertised base pricing quickly balloons and may be far more than you budgeted for.

With new construction on the rise in Florida and many new builders in the arena, the choices can be overwhelming.


Keep in mind, all builders are NOT created equal. Some builders include many more features than others in the base pricing (for example: stainless steel appliances, 42-inch kitchen cabinets, granite as a standard in the kitchen and guest baths, other builders don’t offer any of that in their standard packages.) Obviously, it is really important to analyze what features are included in the base price to compare.


Had you been working with an experienced real estate agent, that specializes in new home construction, you may have avoided such a disheartening experience. Your real estate agent can offer you guidance to new construction that fits your budget. As you tour models together, your real estate agent can help you distinguish upgrades from the basics and point out the options that are prudent choices.


A real estate agent that specializes in new home construction often already has an established relationship with the area builders and the builders sales agents. Builders sometimes offer real estate agents special promotions to offer their buyers (usually in the “off” season) to promote sales during the slower months. These promotions are not always offered to the general public. The reality is builders rely on real estate agents to bring in their buyers. For some builders, real estate agents bring in as much as 80% of their eventual buyers. Do you think they want these real estate agents - aka- “the new home specialists” to be a part of the transaction? Absolutely! This all translates to a smoother transaction and a good working relationship for all involved.


Let’s face it, there are many new home buyers who are very spontaneous when they stumble upon a “grand opening” for a brand new community and can’t wait to take a look. We totally get it! It’s very exciting to “shop” newly decorated models. You, of course, will be greeted by some very friendly builders sales agents in the model homes (who work solely for the builder, not you) who will immediately get you to “register” your contact information. By doing so, you “the buyer” has waived all rights to be represented by a real estate agent who can be working in your the best interest as a “buyers agent.” Think about it, builder’s sales agents are not likely to mention any possible negatives of the property such as: disclose what is being built in a large lot adjacent to the property, problems with financing the entire project etc … Another reason to use a seasoned real estate agent is that they will help you navigate all of the above PLUS walk you through Contract, Construction and Closing and work for YOU in your best interest. This is especially important for anyone looking to move to Florida from another state as your agent will keep you up to date every step of the way!
