When you buy an existing home, what you see is what you get. Option choices are not a consideration in a resale transaction, but are key to a new-home purchase. If you are looking to buy new construction what you see in a builder’s furnished model often does not resemble what you get. Models homes tend to be a high-end version of the standard home and builders love to show off many of the stellar upgrades they offer such as: the state-of-the-art kitchen, hardwood flooring, room extensions, crown molding, built-in outdoor kitchens, spectacular views, tantalizing swimming pools - you get it, the list goes on and on. Even a few “extra” options can add substantial costs to the advertised base price of the home. In addition, size of lot, view, rear exposure are all considerations many builders add in to often hefty lot premiums which are not reflected in the base price. When all of these potential costs are added in, the advertised base pricing quickly balloons and may be far more than you budgeted for.

Keep in mind, all builders are NOT created equal. Some builders include many more features than others in the base pricing (for example: stainless steel appliances, 42-inch kitchen cabinets, granite as a standard in the kitchen and guest baths, other builders don’t offer any of that in their standard packages.) Obviously, it is really important to analyze what features are included in the base price to compare.

By doing so, you “the buyer” has waived all rights to be represented by a real estate agent who can be working in your the best interest as a “buyers agent.” Think about it, builder’s sales agents are not likely to mention any possible negatives of the property such as: disclose what is being built in a large lot adjacent to the property, problems with financing the entire project etc … Another reason to use a seasoned real estate agent is that they will help you navigate all of the above PLUS walk you through Contract, Construction and Closing and work for YOU in your best interest.
